Under-sink leaks in Alhambra
Warped particleboard, a bowl collecting drips, or a valve wearing a white crust: all signs of a leak below the sink. Clear the cabinet and text a photo to (310) 628-9399.
Let the minerals point the way
Alhambra's very hard water has one upside for leak hunting. Wherever a joint seeps, the water evaporates and leaves a chalky white or bluish-green trail, which shows exactly where to look.
Our first checks page explains the faucet-on, faucet-off test that separates supply leaks from drain leaks.
Stem valves from another era
Roughly three out of four Alhambra homes predate 1980 (housing report). Under their sinks you will often find round-handled stem valves that take many turns to close and leak at the packing once they finally move.
We cut in quarter-turn replacements on the same pipe and replace stiff old supply tubes with flexible braided ones while the water is off.
On the drain side
Trap nuts work loose when bins get shoved in and out of the cabinet. Older chrome traps rot through from the inside. A basket strainer that seeps around its rim has lost its putty seal.
All of those are swapped or reset in a visit. Soft wood or a damp wall behind the cabinet gets flagged so it can be dried and checked.
Alhambra questions, answered
The valve under my sink has crust on it. Is that a leak?
Usually a slow one. The crust is what is left when the seeping water dries.
Do you work in apartment units?
Yes, with the owner's okay. Sometimes the water to the building has to be off briefly.
